Student Leasing Season for 2025–2026 at Queen’s University

Kingston, ON – Queen’s University’s peak leasing season has begun, and Axon encourages students to start their search early for the 2025–2026 year. In Kingston, most student lease terms run May 1 to April 30, so planning ahead is essential.

"We want students to feel supported and confident when choosing housing," said Omar Rivera, Leasing Coordinator. "Our goal is to make the process simple, so they can focus on school instead of stress about housing."


When to Look

The best times to secure housing are now through November and January to February — before exams and holidays. Waiting until later in the year is riskier, with fewer options available. If you already know you want to move, it’s best to secure housing earlier.

Most Kingston leases are 12 months (May 1–April 30). While there are a few September 1 rentals, delaying doesn’t save money since leases are year-long. Students who don’t stay for the summer often choose to sublet.


For Current Residents

Axon will offer incentives for tenants who renew early or let us know in advance if they’re moving out. While only 60 days’ notice is legally required, early communication helps incoming students secure housing and supports smoother transitions.

Further, all Axon leases are joint and several, which means all housemates must come to a unified decision about whether to renew or move out. As the Queen’s University Off-Campus Living Advisor explains:

“All tenants named on the lease must take the same action. If one of you wants to move out, all of you must move out, or the ones who wish to stay must sign a new lease with the landlord.”
